Educational Requirements

As per the New York Department of State (NYDOS) future agents have to complete 75 hours of compulsory pre-license education through an approved school by the department. Of these 75 hours, 60 hours are for general real estate courses, whereas 15 hours are for fair housing and lending laws.

Examinations

Passing the NYS real estate exam is crucial to get your real estate license. The examination consists of 75 multiple-choice questions covering all the laws, practices, and regulations of NY real estate. To pass it you have to get 70% or more in only 2.5 hours to complete your exam.

Other Application Requirements

Along with your exam results, you must submit a license application, provide proof of completion of 75 educational hours, pay licensing fees, and meet the minimum age requirement of 18. Furthermore, submitting fingerprints for a criminal background check is also required.

Maintaining the License

After getting your license you have to get it renewed every two years. To qualify for renewal, it is must complete 22.5 hours of continuing education courses, covering topics such as law, ethics, fair housing, and agency, within each two-year renewal period.

Switching to a Broker License

After working as a licensed salesperson full-time for at least two years, you can apply to become a real estate broker. This involves passing a separate broker exam and meeting specified experience and education requirements.
